Buying property is a simple enough task if the buyer knows what he is doing and has planned out everything beforehand. Buying a property is a very important part of a person’s life, and therefore it is advised that before one buys a property he makes sure that all the legal formalities have been fulfilled. This is necessary so that he can ensure that there will be no legal hassles in the future, as they might cause a lot of problems.
 
 

There are a number of checks which have to be performed and a number of documents which have to be checked in order to confirm that the title of the property is marketable as well as clear. The first issue which has to be addressed before a property is purchased is the legal status of the property.

One of the documents which have to be checked is the title deed of the property. this is necessary as it confirms if the property is actually owned by the seller or not, and if he has the rights to sell the property or not. A sale deed or a conveyance deed is also very necessary. This document specifies the person to whom the property has been sold and the gives the title of property to the buyer. Another important document which has to be checked is the encumbrance certificate. This document is used to confirm is there are any legal payments due on the property being sold.
